Four built suburbs and one planned

The ACT Government's community needs assessment names four existing suburbs in the valley: Coombs, Denman Prospect, Whitlam and Wright. The town centre is to become a fifth suburb called Molonglo. North Weston appears in the 2008 structure plan, but the Territory Plan handles it under the Weston Creek district policy, so it is not treated as a Molonglo Valley suburb here.

Each suburb is at a different point, and that changes who is searching and what they are trying to find.

A town centre that is still on the drawing board

In 2024 the ACT Government upgraded the planned Molonglo centre from a group centre to a town centre. The Molonglo Town Centre and Surrounds Master Plan was released in May 2026. The first part, Molonglo 1, has been released to the market as a single land parcel, and a first subdivision design application is expected late in 2026.

The centre will be built in stages, moving from south to north over many years. For a business, the lesson is to avoid assuming a retail or office address that does not yet exist. A page that promises 'Molonglo Town Centre' services today will mislead customers and confuse search engines.

Fix your address before anything else

The valley's suburbs are new, and some are named differently by residents, agents and mapping services. A customer might search for Coombs, Molonglo Valley, 'near Stromlo' or 'Denman', and each phrase can point somewhere slightly different.

Check how your address appears in Google Maps, Apple Maps and the main directories, and correct anything that places you in the wrong suburb. Your Google Business Profile should use the official suburb name, and your site should repeat it in the same format.

Suburb pages for a new estate: do and do not

New estates tempt businesses to publish a page for each suburb. Google's spam policies list doorway abuse as a problem, and one example is multiple pages targeting specific cities or regions that funnel users to one page. A page that honestly covers a suburb where you work is a different matter.

Do

  • Publish a suburb page only for a suburb where you work, with details of real jobs, releases or services there.
  • Give a service-area profile a set service area, and hide your address if customers do not visit you.
  • Use the business name on your signage in your profile name, and no suburb names added to it.
  • Describe what a new-estate customer should check, such as access, fit-out timing and warranty paperwork.

Do not

  • Copy one page four times and swap Coombs, Wright, Whitlam and Denman Prospect.
  • Invent an address in the valley to look local.
  • Promise a Molonglo Town Centre shopfront before one exists.
  • Add suburb names or opening hours to the Google business name.

Who searches in the valley

The valley's age profile and growth mean the audience looks different from older districts.

New households

A median age of 31 points to young families and first-home buyers who need electricians, landscapers, window coverings and childcare soon after moving in.

Home builders and agents

Buyers comparing land, display homes and house-and-land packages need pages that state the suburb, the stage and what is available now.

Commuters

Central Government Administration is the top industry for residents at 18.4%, followed by hospitals at 6.5% and computer system design at 5.5%. Evening and weekend searches carry much of the demand, because those workers are away during the day.

Investors and developers

Developers researching the town centre look for consultants, surveyors and contractors who can show relevant experience on their website, not only in a brochure.

Industries that follow the growth

Some trades and services grow in step with housing. These are the ones that usually benefit most from a local search presence.

  • Building and renovation: Builders and renovators are searched by suburb and by project type, including extensions on new blocks.
  • Property and development: Property managers and developers need pages that explain stages, releases and the suburbs they cover.
  • Real estate: Real estate agents compete on suburb pages, but only those with real sales and local insight rank well.
  • Household trades: Tradies find the valley is full of fresh homes that need fit-out, fencing and fixes.
  • Early learning and training: Childcare and education providers are searched by families choosing a school catchment.

Growing your search presence as the valley fills

Because the district changes quickly, we stage the work rather than building everything at once.

  1. Settle the basicsCorrect addresses, categories and service areas on your profile and in directories.
  2. Build the core pagesWrite clear pages for each service and a contact page naming the suburbs you serve.
  3. Add valley detailPublish useful content about the valley, such as what homebuyers should check or how new-estate fit-outs differ.
  4. Watch the demandReview what people search as more suburbs open, and add pages only where customers are asking.
  5. Revisit after major releasesWhen Molonglo 2 or the town centre moves forward, we reassess the plan rather than assuming earlier choices still apply.

What to send for a free audit

A short brief lets us decide which suburbs deserve pages now and which can wait.

  • Suburbs you serve today. Separate the ones where you have current customers from the ones you hope to reach.
  • Your address on each platform. Screenshots from Google Maps and your main directory listings are enough.
  • Release or stage details. Builders and developers should say which releases and suburbs they are actively selling or building in.
  • Your slowest enquiry period. New estates move in bursts, so tell us when work picks up and when it stalls.

Suburbs and localities in Molonglo Valley

Coombs and Wright

Coombs had 4,851 residents at the 2021 Census and Wright had 3,808. Charles Weston School in Coombs gives priority to children living in Coombs and Wright, so families in both suburbs often choose childcare, tutoring and health services around that school. Searches often name the school or the suburb, so your pages should do the same where it is true.

CoombsWright

Denman Prospect and Whitlam

Denman Prospect had 2,759 residents at the 2021 Census. Evelyn Scott School's junior campus opened in 2021, and its senior campus, described by the ACT Government as Molonglo's first high school, opened for 2023. Region Canberra reported in 2019 that the Denman Village shops, built by the developer Capital Airport Group, included a supermarket, cafe and medical centre, so check current tenants before you name them. Whitlam was still being released in stages in 2023-24, so check how many homes are occupied before you commit to a dedicated page.

Denman ProspectWhitlam

Molonglo town centre suburb

The ACT Government says the town centre will become a new suburb named simply Molonglo, covering 97 hectares and stretches about 5 km along the Molonglo River. It is planned as the valley's main commercial hub, with apartments, mixed-use buildings, shops and community facilities, and the ACT Government expects development to proceed in stages from south to north. Little of it exists on the ground yet, so searches for it are mostly from developers and investors.

Molonglo

Frequently asked questions

Does Molonglo Valley mean one suburb?

The valley is a district, made up of suburbs. Coombs, Wright, Denman Prospect and Whitlam are the four existing suburbs, and a fifth, Molonglo, is planned for the town centre. People often say 'Molonglo' for the whole area, so your pages need to be clear about which they mean.

When will the Molonglo town centre open?

No opening date has been set. The master plan came out in May 2026, the first stage has been released as a land parcel, and later stages are still in planning. The ACT Government expects the centre to be built in stages over many years, so do not plan on a shopfront being available soon.

Should I target 'Molonglo Valley' or the suburb name?

Usually both, in different places. A service page can say you serve the Molonglo Valley, while your profile and contact page use the suburb you are in. We check what customers actually type before choosing, because new suburbs often have uneven search habits.

I build homes in the valley. What should my site show?

Be specific about what you build, where, and at what stage. Show floor plans, land availability and the process in plain language. Clear pages for each suburb you are actively working in, with real detail, beat generic 'new homes Canberra' pages that compete with every other builder.

My business is elsewhere but I serve the valley. How do I show that?

Name the valley on a service or contact page and list the suburbs you reach, as long as it is true. Explain travel or response areas in simple terms. Do not invent an address in the valley, because customers who turn up at a place that does not exist will not come back.

Is it too early to invest in SEO for a place still being built?

Not if your customers already live or buy there. Coombs, Wright and Denman Prospect have thousands of residents now. If your market is the planned town centre, wait, and put the effort into your general service pages first. We can tell you which case you are in during the audit.

What do I tell a Molonglo Valley customer about Google reviews and my profile?

Keep your Google profile accurate and complete, because Google says businesses with complete and accurate information are more likely to show up in local results. Use your real business name, set regular hours, and add special hours for holidays. Ask real customers for reviews, and never write or buy them yourself.
